There’s no such thing as a “one size fits all” answer to how you sell your property. That’s why I take a consultative approach, listening carefully to your plans so you can make intelligent decisions to help you take the right steps.

One step at a time.

  • Before we start working together, let’s meet at your home. More than property, I love a good story - so I’ll ask about how you came to be here and what your plans are. Show me around. Ask me anything.

  • Having met you and learnt about your property, I’ll go away and come back with a proposal and strategy that best suits your needs.

  • If everything looks good and you’re feeling comfortable to sell, together we’ll start moving.

    Preparing your home for marketing is part of the plan. So if there are jobs around the house that need doing, we’ll talk about how making those changes will fit into the timeline.

  • Once the house is looking it’s best, we’ll come with our professional photographer to capture the moment. In the background, we’ll be preparing the advertising.

    We’ll be sure to involve you along every step so that you’re comfortable with how we advertise your home.

  • We’re showcasing your property and working hard to ensure every buyer in the market has an opportunity to see it.

    Online, print, open homes and private viewings. The plan is in action and we intend to sell.

  • No matter what your sale method, you decide when to sell. I work for you.

    My job is not only to market your property, but to negotiate price, timing and conditions to ensure you’re 100% onboard.

    Negotiation is not a skill that comes easy to everyone. Rest easy knowing you’ve chosen well.

  • Congratulations! You and the buyer have come to an agreement and everyone is happy.

    It’s great to know you can now move on to the next stage of your life. We’ll help you through the process of settlement and work with your solicitors to ensure everything is smooth sailing.

  • Helping you through the sale process doesn’t end once you’ve sold your home. I’ll be sure to help with anything I can before and after settlement day.

Methods of Sale

The way in which you sell your property will depend on the outcome you’re wanting to achieve. It’s important that your agent explains to you the different methods and how they best suit your circumstances.

Auction

Auction is one of the most preferred methods of selling property. The environment of an auction is designed to attract genuinely interested, unconditional buyers. Those bidding at auction must complete their due diligence before bidding, so the contract of sale is not subject to inspections or finance. These buyers are focused on the maximum price they’ll pay, not how low their offer should be. This natural level of competition helps establish the highest possible price on auction day.

Deadline Sale or Tender

When a property is being sold by deadline sale or tender, buyers make confidential written offers to the agent before a set deadline. Offers may be conditional or unconditional. You usually have up to 5 working days to decide which offer, if any, you will accept. You don’t need to accept the highest offer and can negotiate with anyone who submits an offer.

Priced

When considering marketing your property with a set price it is extremely important to determine the right figure from the start. Market facts are used to properly gauge this figure. Over-priced properties take longer to sell and do not attract the optimum number of potential buyers, particularly during the prime selling period. The price will often drop considerably without the competition between these buyers.

Price By Negotiation

By using sale by negotiation, people are invited to make an offer on the property, conditional or unconditional. As the seller, you are able to negotiate on the price or conditions before settling on a price you’re happy with.
